Requirements for Commercial Plan Submission
- The actual drawings and/or documents required may vary based on the individual characteristics of the project proposed. For instance a remodeling permit may only require a floor plan as described below-or it might require a full set of construction documents. When in doubt we suggest that you call a commercial inspector at (859) 258-3770 prior to preparing your construction documents for a consultation.
- Before preparing drawings for review for a building permit, please be advised that the following minimum requirements must be incorporated into the submitted documents.
Completed commercial permit application indicating the current zoning, correct GIS address, use group (residential, mercantile, business, assembly, storage,) construction type (combustible, non-combustible), occupant load, as well as all other pertinent data. (See 2002 KBC)
An accurate site plan drawn to scale and dimensioned. This site plan should have all proposed and existing improvements. This can include, but is not limited to existing buildings, proposed construction, all vehicle use areas, property lines, all easements (utility, landscape, access, etc.), and any other pertinent information regarding the site.
Note: Site plans are also required on commercial remodeling in order to insure that the parking requirements as listed in the Lexington Fayette Urban County Zoning Ordinance are in compliance.
A full set of construction documents including the following: foundation plans and details; a floor plan of every floor with each room clearly identified as to use and arrangement; stair details with guards and handrails accurately shown; elevations of front, side and rear exterior walls; detail drawings ( framing, fire separation walls, etc.)
All means of egress must be clearly marked on the floor plan with travel distances indicated and dimensioned.
Mechanical and electrical plans may be required based on the size and or scope of the project. If this is the case, then a professional engineer licensed in by the State of Kentucky will be required to seal the drawings.
- An architect and/or a professional engineer licensed by the State of Kentucky may be required as per Appendix A: Design Professional Requirements of the 2002 KBC.
- Note: It is within the discretion of the Building Official to require additional design information by a design professional at any point during the construction process.
- These requirements are for submission to the Division of Building Inspection,
only. For the requirements of the other LFUCG Agencies that will be involved in your
project, you will need to contact them directly.

- Note: ALL PLANS MUST BE DRAWN TO SCALE AND PROPERLY DIMENSIONED, MUST BE CLEARLY LEGIBLE, AND BE ON PAPER NO SMALLER THAN 8 1/2 " X 11".
